Luxury Homes in Potrero Hill
Chronicle photo by Jakub MosurThe company had been focusing on multiunit buildings in the outer Sunset and Richmond Districts, until Misha Breyburg (co-founder of Blowfish) in 2002 convinced his father (co-founder of Structura) to focus on hipper neighborhoods. Misha is quoted as saying 'Property in Bernal Heights and Potrero Hill is more affordable for Structura, compared with the Marina and Pacific Heights.'
Misha doesn't seem to be the only one sharing those sentiments as there seems to be a flood of new developments on the hill in recent years - aka the 'chez maman-ification' of Potrero Hill (FYI There is now a Chez Maman in Bernal Heights, and the owners are rumored to be constructing a new restaurant next to Sally's on 16th where Rustico used to be).

This is closely tied to the conversation regarding real estate posted last week -- I've seen these homes -- the quality of construction and finishes is incredible -- but the location is suspect at best -- 2 million dollars to overlook 101 -- That money could go a long way in other parts of the city or even the 'Hill -- 2 million and you don't have any green space -- seems crazy to me!
Maybe you should rename your blog "A neighborhood blog for Potrero Hill, but only for people who are americans, have lived here for over 5 years, and think Chez Maman is the incarnation of pure evil".
I've never seen a neighborhood blog filled with so many stereotypes. As for me, i'll eat Chez Maman's food any day over the glorified Dominoes pizza they sell over at Goat Hill...
And no, i don't drive a SUV or a Porsche. Isn't that amazing ?

For the record, I definitely don't think Chez Maman is the incarnation of pure evil. I've eaten there as well as Chez Papa and Baraka, and they're all excellent restaurants.
I do however think that Chez Maman is representative of how the neighborhood is changing, I'm not saying if that's good or bad. It's just a fact.
As far as stereotyping on the blog goes, I'm not getting at what you're alluding to. Care to elaborate?
Was anyone else annoyed at how the builder dude in the Chron, the guy who built those 2 mil homes, identified himself as a proud Republican.
Proud? He should be ashamed!
One of the econ blogs I read has the assertion according to knowledgeable realtors that the number of unbought houses for sale in san francisco has increased 100% in 2 weeks.
Any realtor out there like to confirm or deny that?
While that may be true - i will peak @ the MLS tonight, that stat, in my opinion, is not a good barometer for the state of the real estate market. So many factors are not taken into account by looking at just the two weeks following Labor Day weekend
6-8 weeks ago there were very few (2 / 3) single family houses on the market in Potrero Hill. As of today there are 14 active or active contingent single family homes.
In addition, some Realtors set a date to look at offers on a property -- others do not -- to look @ only a 2 week capsule is significantly too short a time frame to base any conclusions on.
It's typical to see a large rise in the number of homes for sale in the initial part of the fall season -- especially in Potrero Hill where it's so amazing weather wise.
I would wait to make any broad market statements until we can look at least 2 months -- if many homes are active for 40+ days -- perhaps we are seeing a change in the market. While it's become typical in San Francisco to have the two week marketing and overbidding contest, 3 weeks of marketing is not uncommon, nor does it indicate a bursting of any bubble -- again -- just my humble professional opinion.
As for Dennis' comments -- i love Chez Papa -- i don't go often due to the price -- but I certainly wouldn't compare Goat Hill to Domino's -- Phil is a great guy, the staff are always friendly, the food is great -- not just the pizza -- and Neighborhood Night remains one of the best bargains in town! Don't hate Goat Hill!
Oooee, are we forgetting Baraka and Lingba Lounge, both tony and well-heeled establishments that most likely share clientele with the "new" flavor-of-the-moment" restaurants mentioned in these blogs? I apreciate all of them, especially Phil's Goat Hill Pizza, and now that he's about to celebrate 30 years of friendly neighborhood service, I think comparing his offerings to the others is frankly a disservice, and unnecessary. They all do good business, and they probably enjoy the increased traffic a growing neighborhood retail mecca should.
Portrero Hill deserves places of distinction, no matter the cost. Whether multi-million dollar homes, or similar looking restaurants, it is still a good thing. The NIMBYs on Bernal Heights may sneer at Home Depot, and for why I just can't fathom, but PoHill has always struck me as progressive.
Haters resort to childishness when it's simpler to throw rocks at glass houses than to occupy them.

Well this reply is a few months to late and I am not using the kind of language I truly would like to.
So let me tell all you good people who I am and what I am talking about.

Not sharing her ignorant point of view that anyone who disagrees with her needs to hide in shame? It sounds like she would prefer a life in the Soviet Union were everyone was obligated to think the same.
