Sierra Heights Condos

Yoel notes in the message boards that the new condos at Sierra and Texas have been dubbed Sierra Heights (see website).
This all-new gated community consists of 67 residencies, with 1, 2 and 3 bedroom units available across three separate buildings, which are joined by a courtyard.

Love artist renderings! Have you ever seen Sierra or Texas St look that nice! As a Realtor, I'm very interested to see what price these units are listed for -- and whether there is current buyer demand for this location. I'm certain the units will be nice -- I still have some questions regarding the location.
The units will be released in several phases -- so there will never be more than 10 - 12 on the market at once -- this is commonly done to create a waiting list and be able to show sold listings in the building, hence justifying a small price increase in each phase. I'm not a fan of that approach -- but if you are considering buying one of them -- buy in the 1st phase as that will be the lowest price point -- AGAIN -- this is assuming there is buyer demand for this location. If they don't sell quickly -- this will have an effect on comparable properties in the neighborhood.
As soon as pricing becomes available, Garrett and I will update Potrero-Hill.com.
Thoughts about the project? the location -- would love to hear - greg@potrero-hill.com
Ugly doesn't go far enough to describe this. These types of development are horrible - there is no street life and unlikely to ever be any. Just to drive into, go upstairs, leave and drive somewhere else. Where is the feeling of community that makes neighbors and a liveable block? Sadly, nowhere to be found. Such greed in maximizing profit over creating something vibrant and liveable. Let's hope that we see no more of this kind of stuff on our Hill.
Not sure any development would create "street life" at that location. The projects behind it and light industry in front and down the street don't give it that "community" feel. Commuters may like the location for caltrain and freeway access. I wonder what the cost of the units closest to the projects will be and are the walls reinforced with steel or some bullet proof material?
The development is located almost at the bottom of the hill and yet it's called Sierra Heights?
18 and Arkansas St -- I think that David Baker project incorporates a sense of community and has a Potrero Hill "feel" -- while i've heard many people complain about the "trash can" look of the 18th St portion, the common garden and limited height of the entire project are well in line with the rest of the community. David Baker also designed the Clocktower Lofts on 2nd and Bryant -- great interior courtyard in that building also breeds a community feel. I have not been inside Sierra Heights, so I will refrain my making any judgements -- YET of course.
Would you live in that location if the building looked different?
They should have called it dildo heights as its across the street from the dildo factory. Let hope the new residents aren't sex-negative. With gay porn makes spunk video around the corner on 22nd and the dildo factory across the street, they wouldn't want to be easily offended. This is san francisco after all.
basically atrocious Walmart "big box" housing.... wonder if anyone will be able to aford it? or justify the price. Absolutely a blite on our single family home neighborhood!
I took a tour of this trash. It's funny that they are selling units that are smaller and less well built than the projects right next to them. Maybe I should look into buying one of the project units instead. Which is which? I'm so confused.
The walls felt like you might knock them over if you leaned to hard and to gain access to them you have to walk on a metal suspension bridge that feels like it would collapse if there were more than 2 people on it. This is the typical knock em up and watch them fall down in 2 years construction projects going up everywhere now.
